The latest S&P/Case-Shiller Home Price Index for the 20-city composite shows a modest cooling in U.S. home price growth, with the non-seasonally adjusted reading rising 0.9% month-over-month in May 2026, down from a 1.0% increase in April 2026. The data, updated on 28 July 2026, indicate that price gains in major metropolitan markets are still positive but losing some momentum.

On a month-over-month basis, May’s “actual” figure compares the change in prices from April to May, while April’s “previous” figure reflects the change from March to April. The slight deceleration suggests that while demand and tight supply continue to support prices, the pace of appreciation is no longer accelerating, potentially signaling a more balanced phase in key urban housing markets.

For investors and policymakers, the softer month-over-month reading may be an early sign that the rapid run-up in home values is moderating, though the index still points to ongoing resilience in U.S. housing across the 20 tracked cities.
